TheoTown is a city-building simulation game where players start from scratch to create their own metropolis. Based on their ideas, players plan and construct different areas of the city, building roads and transportation infrastructure of varying levels to connect different areas. They also need to strategically place various living facilities, buildings, and green spaces to provide residents with a comfortable life and attract more people to live there. As the game progresses, players can use world-famous buildings as landmarks to create their dream city. The game features a vibrant community system and a wide variety of modules to meet players' building needs.
The core gameplay of TheoTown is to plan, build and manage a city. The game is split into four modes; easy mode, middle mode, hard mode, and sandbox mode. Players in the first three modes are bound by financial constraints and must avoid going into debt. The latter of which allows to players to have unlimited money and resources.
The player is given a map tile that can be generated from predefined names (known as “seeds”) and can be customised using terrain tools such as creating hills or adding land. Land can be divided into three different categories; residential zones, commercial zones, and industrial zones (which include farmland and harbours).Infrastructure can be built along with other services to satisfy residents’ demands. Taxes can be adjusted to adapt to the city budget.
A “city rank” indicates the level of development in the city. As higher ranks are unlocked, new buildings and infrastructure become available to the player.Similarly, residences, commercial buildings and industrial buildings also have levels. This level is represented by the number of Theons, the in-game currency. For example, poor inhabitants and businesses are represented by one Theon. while richer ones are represented by three Theons. Inhabitants and businesses become richer when provided better services; they also pay more taxes.
Regions are a collection of individual map tiles that are separate from each other (i.e. you cannot see or build on adjacent tiles). Their appearance is also determined by a “seed”. Players have the option to connect roads, electrical connections and water pipes between the map tiles to share resources. Online regions are where two or more players collaborate on one tile specifically to form a region.To effectively manage the city, players must provide public services such as law enforcement, healthcare, fire services, and recreation among others. Failure to do so may result in calamities such as riots, pandemics and fires. Natural disasters such as earthquakes and tornadoes can also occur.

Deep city planning: TheoTown lets you lay out residential, commercial, and industrial zones, then connect them with roads and essential public buildings. You can also shape the map with terrain tools and heightmaps to set rivers, hills, and plateaus before construction. As your layout grows, careful placement of services helps neighborhoods develop in a stable way.
Transport systems that scale: You can build roads, highways, and railways, and later add airports as traffic increases. Buses, trains, and planes help move citizens and goods as your city expands. With each step, transport choices affect congestion and travel time, so it pays to adjust routes and capacity as districts change.
Public services and emergencies: TheoTown includes police, fire, and hospitals to keep the city running through routine days and unexpected events. You handle fires, crime, and disasters by placing services where they are needed and responding in time. As coverage improves, neighborhoods become more resilient and growth becomes steadier.
Landmarks and customization: You can add famous landmarks, stadiums, and diverse energy systems to shape the character of your city. Architectural choices and signature builds give districts a clear identity. Over time, these additions support tourism, sports, and power management in a way that fits your plan.
Plugin ecosystem and creation: TheoTown supports hundreds of community made plugins that add buildings, vehicles, and visual themes. If you want to create content, the Lua based API lets you build your own plugins and share them with others. This approach keeps the game fresh and helps every city feel unique without extra complexity.

Everything is simple and easy to understand, doesn't have the high-saturarion plastic look like mobile game ads, and is genuinely fun. Purchases do exist, but they're not forced. If anything, you can get thousands of diamonds by logging in every day. My only, ONLY issue with the game is that you can't save cities, progress, and diamond across devices. I got a new phone, and despite logging in, I had nothing from my old phone. No cities, no diamonds, nothing. It wasn't too bad, just very tedious.
Brilliant gem of a game. Gameplay is simple and straightforward whilst delivering a fun, creative experience, and the graphics are absolutely brilliant, fitting the vibe and atmosphere of the game wonderfully. Also, it is ad-free, unless you want some mini rewards that aren't necessary at all.
Great game overall! But it would be cool if you're able to control vehicles individually and choose if you want to stop or move forward as well as which direction freely, and make it so it doesn't randomly disappear mid-drive which is a little frustrating. I mean I know this feature is more like a side feature to add depth to the game. But this would make travelling and exploring your city more immersive and thrilling!
The game is so relaxing and the best city building game, so whenever you get so far, you look back and pat yourself on the back. Sometimes buggy, but not too noticeable. I am a bit new and, for some reason, didn't get the chance to do the tutorial, so can you guys add a "Redo Tutorial" button? thank you for this game.

Q: Why won't people move into my town anymore?
A: You may need more parks, sports, and schools. Remember, commercial zones needs parks and sports too and dense industrial zones will need sports.
Q: Why are people leaving my town?
A: This might be caused by high taxes, too much pollution, etc.
Q: Why isn't my farm zones spawning farms?
A: Farms need an area of at least 3x3 to spawn.
Q: How do I get rid of pollution?
A: You'll either have to remove the source or place parks around it to nullify the pollution.
Q: Can nuclear power plants explode?
A: Yes. If they don't have enough water they will start on fire first, then they will explode. Putting out the fire will prevent an explosion.
Q: Why am I in debt and how do I get out of it?
A: You may be in debt because you have too many loans or too many government buildings (aka the buildings with a monthly price). To get out of debt you should try to remove expensive government buildings that you don't need.
